These trips are individually designed to meet your budget and requirements, however a typical day would start at 10am and finish at approximately 5.00pm, enabling time for you to spend your evenings relaxing and enjoy your surroundings.

All we ask is that you book and pay for your own flight, we can then either recommend a hotel/rental villa or book your accommodation for you on your behalf.

We will collect you from your Hotel or rental Villa to view properties within 20kms of Camposol.
If you purchase one of our properties we will refund you the cost of your flight, accommodation and taxi transfer expenses upon completion up to the value of 200 euros.
We can assist you, if required, with opening bank accounts, setting up internet, insurance/currency transfer companies or introduction to fully qualified and registered solicitors who will guide you through the buying process.
We would recommend, if finance is required to purchase one of our properties, this should be applied for before booking a viewing trip either in your home country or we can put you in touch with one of the local banks beforehand who will be happy to assist you with the process.
An Inspection trip with 2Let2Sell2Buy is something that you will not regret, in fact you may even recommend us to your friends, many of our clients do and this surely is the best form of endorsement.

What are the purchasing costs?
We suggest you add 12% of the purchase price of the property.
This amount is to cover Lawyer’s fees, reconnection to water and electricity contracts, notary fees, land registry fees, the 8% purchase IVA (re-sale) and 10% (new build) NIE number; required for all named persons on the Escritura (Title Deed).
If you require Power of Attorney then this fee is normally paid separately.
How long is the purchase to completion process?
The timescale really depends on whether it is a straight forward cash sale or mortgage. If it is a straight forward cash sale, then the completion date is agreed at the time of negotiations.
This can be anywhere between 2 weeks to 6 months, sometimes longer depending on buyers/sellers circumstances.
Is a survey a legal requirement when buying in Spain?
If you are a cash buyer, then the choice is yours. If it is an old property then obviously we would recommend that you have one.
If you are purchasing via a mortgage then yes the bank automatically insist on one.
What deposit is taken when I agree to buy a property?
You will be asked to sign a reservation form and pay an initial 3,000€ deposit, then within 28 days the balance of the 10% of the purchase price will be required, this will guarantee the purchase and take the property off the open market.
The deposit is held in a client account until completion. The deposit is non-refundable to the buyer if they decide not to proceed with the transaction (unless a mortgage is involved).
Should the seller withdraw from the sale then they are obliged to refund the 10% deposit plus a further 10% to the buyer.
Can you help with currency transfers?
Yes we can provide you with information and arrange for you to either meet or speak with a currency Agent, it is a simple and straight forward process.
NIE Number
The NIE is a unique, personal tax identification number in Spain, and stands for Número de identidad de extranjero. It is issued by the National Police of Spain and is equivalent to a Spanish Citizens Número de Identificación Fiscal (NIF); very similar to the UK National Insurance Number. If you are planning on working in Spain or staying for longer than 3 months you are required to have one.

Power of attorney
Whether you are able to travel to Spain or not, the power of attorney can make the process of buying a property a lot easier.
A power of attorney or ‘Poder Notarial’ is a written authorisation usually signed before a Notary that allows someone you trust to represent you in legal matters or transactions. Your power of attorney will have parameters and you will need to limit how far the power extends. So for example, you might just give your permission for someone to obtain your NIE, open a bank account; enable transactions during the inheritance process, and/or sign documents when purchasing a property and to set up direct debits with utility companies.
It is a powerful document and you should choose your representative carefully.
How to make the power of attorney
It is important that you get a good Spanish solicitor to draft the document for you, ensuring that the correct terminology is used. They can then accompany you to the Notary in Spain.
If you are unable to travel to Spain then your Spanish Solicitor can draft the document in a bilingual version and advise as to what area in the UK you can visit, the UK notary can witness you signing the document and knows what it says.
The POA will need to have an Apostille of The Hague. This is a stamp that is attached to the original document in order to confirm that the signature, seal or stamp on the document is genuine. The Apostille is obtained from the Foreign Office.
